Here are some of our recent projects in 2019:

  • Our client, a steel fabricator, is owed six-figures on a construction project in Moultrie in Colquit County, Georgia; accordingly, we filed a claim of client on their behalf in order to assist their collection efforts against the general contractor.
  • We are pleased to announce that our client received almost $1M on a lien claim which we filed on their behalf in Gainesville in Hall County, Georgia. After about 2 months of negotiations our clients received 95% of their claim, and we filed a satisfaction of lien against the owner’s property in Hall County.
  • In a complex construction litigation matter involving a claim of lien against a construction project in Glynn County, Georgia, we were able to negotiate an attractive settlement for our client to resolve all issues and release any and all claims.
  • Our client had a sexual discrimination claim from a disgruntled employee; pursuant to the EEOC’s rules, we mediated the claim at the EEOC’s office in Atlanta and resolved the claim for a nominal amount to the satisfaction of our client.
  • We filed a mateiralmen’s lien against a project in Paulding County, Georgia on behalf of a contractor who has not received payment for its work on a construction project.
  • After we filed a mechanics lien on behalf of a commercial general contractor in Atlanta, Georgia, our client received payment in full in excess of $50,000.00 and we cancelled the claim of lien previously filed.
  • A general contractor building a multi-family residential complex in Rome, Georgia was not paid for it’s final invoice; accordingly, we filed a filed a materialmen’s lien on their behalf for almost $500,000.00.
  • A national equipment suppler supplied equipment on multiple construction projects to a particular energy company; however, our client was not paid for its equipment. Thus, we prepared and filed two claims of lien on their behalf–one in Dodge County, Georgia and another in Treutlin County, Georgia. Within 45 days of filing the liens, both projects were pain in full to our client, and we released the two materialmen’s lien filed on their behalf.
  • Our client, a general contractor who had signed a Georgia lien waiver on a project in Marietta, Georgia, had not received $450,000 for their next-to-last payapp; at the time the payapp was submitted, our client submitted the lien wavier; in order to protect it’s right to file a materialmen’s lien and take other collection action, we filed an Affidavit of Nonpayment within 60 days of the date of the unpaid lien waiver.
  • We filed a materialmen’s lien against a multi-family housing project in Atlanta for almost half a million dollars; within 4 months for filing the lien, our client was paid-in-full without incurring any additional legal fees. We filed a cancellation of lien in the Fulton County records.
  • A large millwork supplier and trim/cabinet installer is owed six-figures on a multi-family housing project in Savannah in Chatham County; as the first-step to assist them in collections, we filed a lien against the project.
  • On behalf of a glass supplier and installer, we filed a $250K materialman’s lien lien against a hotel project located in DeKalb County, Georgia; on behalf of the same client, we also filed almost a $100K lien on a project in Melbourne, Florida.
  • A client is a commercial contractor who was asked to make tenant improvements on a shopping center located in Gwinnett County, Alabama; we sent a Notice of Intent to File Lien to the owner of the project; when payment was not forthcoming within a hand-full of days, we filed a materailemn’s lien for over $50K in advance of a loan closing the project owner anticipated.
  • On behalf of our client, we brought a suit for unpaid building materials against a subcontractor in Columbus, Muscogee County, Georgia; our client received a judgment in its favor for full amount it was owed as well as pre-judgment interest and attorneys fees.

Here are some of our recent projects in 2018:

  • Files Lien in Coweta County for a large, national equipment company; within 30 days, the debt was paid in full, and the lien was cancelled;
  • A subcontractor filed suit agaisnt our client (a prime contractor) in Carroll County, Georgia; we responded with filing an Answer, a $350k+ counter suit, and filing a Motion to Stay pending mediation of the dispute;
  • We represented a general contractor in a mediation matter in Atlanta in Fulton County, Georgia regarding such issues as a forged materialmen’s lien, an untimely filed materialmen’s lien, a subcontractor’s project abandonment, and related matters;
  • On behalf of a specialty subcontractor, we filed a lien against a project in Decatur, Georgia for almost $200,000; in order to enforce the lien, we filed suit against the prime contractor in Cobb County; however, the general contractor sought protection from bankruptcy court so we thenfiled suit against the owner; as settlement, owner agreed to pay the full amount of the lien and a substantial amount of the attorneys fees;
  • On behalf of an HVAC company, we filed a lien against a project in Atlanta, Georgia; the prime contractor absconded leaving us to resolve the situation with the project’s owner; during a refinancing by the owner, we discovered that the owner failed to disclose the lien to its finance company, and we were able to get the title company to pay the full amount of the lien;
  • We represent a custom mill work company, and we filed a materialmen’s lien on their behalf on a multi-family project in Savannah, Chatham County, Georgia for almost $100,000.00;
  • We represented an owner/developer who was looking at project in Statesboro, Georgia; using our local government law knowledge, research into the property conditions and easements, and vetting potential partners, our client was able to make a sound decision as to whether or not they wanted to invest several 10s of millions of dollars on the project;
  • On behalf of a building material company, we negotiated a consent judgment with its debtor in the amount of $72K plus interest related to a project in Decatur, DeKalb County, GA;
  • On behalf of multiple clients, we filed multiple liens  (over $1M) in Burke County, Waynesboro after Westinghouse filed bankruptcy while working on the Southern Company’s nuclear power reactor located at Plant Vogtle;
  • Filed Lien in Tift County; filed lawsuit in Tift County; Consent Order entered for payment in full over 10 months
  • Filed a lien in Bartow County for a machine manufacture and repairman for a six-figure debt
  • Filed 2 Notices of Commencement on behalf of a General Contractor working on projects in Bartow County, Georgia
  • Files a lien in Bartow County, GA, for over $160K in favor a material supplier who manufacturers, sells and installs rock climbing walls;
  • Negotiated a $12M hotel project in Alpharetta on behalf of the owner
  • Filed Notices to Owner and initiated a review of documents/contract issues on a multi-family project located in Cook County
  • Our client is a large engineering firm and we prepared and file a materialmen’s lien in the amount of $1.6 million dollars on a power plant project in Franklin County, Georgia;
  • A national rental company of heavy equipment asked us to file a $31K lien on a hotel project located in Milledgeville, Baldwin County, Georgia
  • Our client is a national equipment rental company; their customer failed to pay for rental equipment used on a project in Augusta, Georgia; thus, we prepared and filed their Georgia mechanics and materialmen’s lien;
  • We represent a general contractor who failed to received his final draw from the project owner; we filed a Georgia Claim of Lien to help protect our client’s interest while the underlying issue is being negotiated;
  • Filed a rush lien (3 hours!) on behalf of a national suppler against a project located in Newton County, Georgia
  • Filed a $500K+ lien on behalf of a company who subcontracted on a multi-family complex in Marietta, Cobb County, Georgia;

  • We successfully mediated a subcontractor’s claim against a general contractor on an apartment complex in Atlanta;
  • On behalf of a remodeller, we filed a lien for unpaid work and materials against a project in DeKalb County, Georgia;
  • We drafted a Joint Check Agreement for a material supplier and assisted with their due diligence regarding the extension of credit on a Lowndes County project’;
  • A concrete subcontractor received payment in full after we filed a mechanics lien on their behalf on a project located in Coweta County, Georgia.
  • We filed three Notice of Commencement on behalf of two general contractors who have recently started project located in downtown Atlanta, Georgia.
  • A general contractor engages our services to file a Notice of Commencement on a new construction project located in Fulton County.
  • We filed a $300K+ materialmen’s lien on behalf of general contractor who was not paid for its work on a commercial project in Gwinnett County, Georgia; we are pleased to report that the GC received payment in full within a few days of filing the Claim of lien.
  • Our client, a general contractor, prevailed on a Motion to Dismiss an action filed by a subcontractor alleged non-payment. The case was pending in the State Court of Gwinnett County.
  • We filed a Notice of Commencement on behalf of a general contractor in Atlanta, Georgia.
  • We successfully negotiated a commercial construction contract in Augusta, Georgia on behalf of our client, a general contractor.
  • On behalf of a subcontractor who was not paid for its work, we filed a mechanics and materialmen’s lien against a project located in Mableton in Cobb County, Georgia.
  • Our client, a commercial roofer, was not paid for his original contract work and change orders; thus, we filed a materialmen’s lien on his behalf in Clayton County, Georgia.
  • We filed a Notice of Commencement for an HVAC company working on a public works project in Coffee County, Georgia.
  • We filed a Notice of Commencement for an HVAC company working on a medical office in Albany, Dougherty County, Georgia.
  • We filed a lien for a commercial plumber who is owed money and retainage on a commercial project in Buckhead in Fulton County, Georgia .
  • We filed a Notice of Commencement on a new construction project located in Athens, Clarke County, Georgia.
  • We review the by-laws and covenants of a homeowner’s association located in Roswell, Fulton County, Georgia.
  • On behalf of a material supplier, we filed a materialmen’s lien in excess of $100,000 on a construction project located in Augusta, Georgia.
  • We successfully mediated a construction damages dispute on a public works project located in Camilla, Miller County, Georgia.
  • Prepared and filed a Notice of Furnishing on a public-private partnership involving a military base in Valdosta, Lowndes County, Georgia.
  • A client who signed a lien waiver on a project located in Chatham County did not receive payment for its services, and we prepared and filed three Affidavits of Nonpayment
  • We prepared a lien on behalf of an out-of-state material supplier who is owned for its materials in Bainbridge, Decatur County, Georgia.
  • After we prepared and filed a mechanics lien on behalf of a welding subcontractor on a project located in Atlanta, our client received payment-in-full, and we filed a cancellation of lien.
  • An Atlanta general contractor used our Virtual Law Firm to file two Notices of Commencement for new projects which they are starting in the metro Atlanta area.
  • We made a payment bond claim on a project located in Savannah, Georgia on behalf of a client who performed work but was not paid.
  • On behalf of a framing subcontractor, we file a materialmen’s lien (mechanic’s lien) against a project located in Atlanta, Georgia.
  • We answered a lawsuit (and filed a counterclaim) in a lawsuit against a client of ours which is a general contractor; a subcontract filed suit in Gwinnett County, Georgia alleging that it had not been fully paid under construction contract with our client.
  • We filed a Georgia mechanic’s lien in Atlanta, Georgia on behalf of our client who supplied materials and labor to an apartment complex project located in Fulton County.
  • We negotiated the settlement of an outstanding debt between our client–a lumber and building supply company–a the debtor who is a resident of Crisp County, Georgia; the debtor agreed to pay the full amount of its debt (including interest) in the interest of having manageable monthly payments based upon its business cycle.
  • We published a new Construction Commercial Collection’s Handbook for building supply companies and materialmen (for a free download, click here > >); this 28 page booklet includes a great deal of information useful to credit managers working in the heavy equipment rental industry and building material industry and include topics such as Georgia’s Mechanic’s Lien Law information, payment bond claims, how to create a better credit application, enforcing liens in Georgia, the effect that Lien Waivers have on mechanics liens.
  • We prepared and filed a Notice of Commence on behalf of a general contractor who is starting a new project in Atlanta.
  • We reviewed a $1.1M purchase order for building materials for a client located in Valdosta, Georgia.
  • Two of our construction lawyers presented a training seminar for a building material’s credit department in Cordele, Crisp County, Georgia.
  • A material supplier who was owed money on a project located in Roswell (metropolitan Atlanta), Georgia engaged our services to help them defend their payment bond claim pursuant to Georgia’s Little Miller Act.
  • Our client, a General Contractor who specializes in remodelling foreclosures is owed payment on four projects scattered between Atlanta, Georgia and Marietta; thus we filed four Georgia materialmen’s liens in the two counties on their behalf.
  • We prepared a Notice of Commencement for a new construction project located in Atlanta on behalf of our client, a general contractor.
  • We successfully negotiated payment of our outstanding payment of a judgment lien in favor of our client, an Atlanta roofing company. The judgment was fully satisfied and the FiFa was cancelled in the metropolitan Atlanta area.

  • Our client rented equipment to a job site located in Atlanta, Cobb County, Georgia; unfortunately, they haven’t received payment in full, thus, we filed a materialmen’s lien on their behalf in order to preserve their rights.
  • We represent a general contractor who had several erroneous construction liens placed against several projects; we were able to resolve each situation and we filed lien cancellation notices in Gwinnett County, Fulton County, Cobb County, and Whitfield County.
  • We are handling a breach of a construction contract issue on behalf of a general contractor on a project in Colquitt, Miller County, Georgia.
  • We filed a Bond to Discharge a Materialmen’s Lien placed against our client’s real estate in Marietta, Cobb County, Georgia.
  • We filed a mechanics and materialmen’s lien against project located in Gwinnett County, Georgia on behalf of a painting and coating contractor.
  • We are representing a drywall installing on a payment dispute on a construction project located in Paulding County, Georgia.
  • On behalf of a client who is a general contractor, we review a settlement agreement related to a pending construction litigation matter in Colquitt County, Georgia.
  • We drafted new credit applications, credit card authorization forms and contract terms and conditions for the invoices used by our client, an equipment rental company located in South Georgia.
  • We assisted a homeowner in Marietta, Cobb County, Georgia bond-off a materialmen’s lien filed by a painting contractor.
  • On behalf of a rental company, we prepared a claim against a payment bond claims (Little Miller Act) for non-payment of the rentals on a school located in Gwinnett County, Georgia;
  • After our client, a materialman, received a Notice of Excess Funds from a Fulton County (Atlanta) tax sale, we researched whether or not they could make a claim against the excess funds to satisfy the materialmen’s lien filed to secure their debt.
  • Within two weeks of filing a materialmen’s lien on project located in Jefferson County, our client received payment in full, and we were authorized to file a lien cancellation.
  • Our client, a surety, was sued under a payment bond; we filed an answer on their behalf in Thomas County, Georgia.
  • Our client, a general contractor, had a claim of lien placed against their project in Cherokee County for materials allegedly used in the construction of a new residence; we helped our client prepare and file a Bond to Discharge the Materialmen’s Lien in order to let a sell of the property proceed as scheduled.
  • We sent a demand to remove a lien to a subcontractor working on a project who claims that he was owed more than the contract amount on a project located in Atlanta, Fulton County, Georgia.
  • We filed a claim of lien on behalf of a metal supplier who was not paid on a construction project located in Royston, Bacon County, Georgia.
  • A subcontractor working for our client, a general contractor, prematurely filed four liens on projects located in metro Atlanta; consequently, we a Notice of Contest of Lien on each of these projects in Fulton County, Cobb County and Gwinnett County.
  • A roofer working for our client (a property management company) failed to pay its roofing supplier, and the roofing supplier filed mechanics liens on three separate projects; in order to shorten the deadline which the lien claimant has to pursue its liens to 60 days, we filed a Notice of Contest of Lien on each project–two in Decatur/DeKalb County and one in Atlanta/Fulton County, Georgia
  • Our client, an equipment rental company, was not paid on a project located in Jefferson, Jackson County, Georgia; thus, we filed a materialmen’s lien on their behalf
  • We prepared a promissory note and stipulation for payment for our client who provided materials on a construction project located in DeKalb County, Georgia;
  • We filed 4 materialmen’s liens on behalf of our client who is supplier of building materials on projects throughout Georgia. Two of the liens were filed in Decatur, Dekalb County, Georgia and two addition construction liens were filed in Atlanta, Fulton County, Georgia;

  • On behalf of a dumpster and haul-away service, we negotiated a payment bond claim on a public works project located in DeKalb County, Georgia providing our client with 100% of its principal claim;
  • A lumber supply company had signed a Georgia lien waiver, but payment was not received; accordingly, we filed an Affidavit of Nonpayment on their behalf in Savannah, Chatham County, Georgia; within ten days, our client received payment in full, and we were directed to file a Affidavit of Payment as evidence of the successful resolution of their claim;
  • We filed a materialmen’s lien on behalf of a roofing sales and installation subcontractor in Cobb County, Georgia;
  • We filed a Georgia mechanics and materialmen’s lien in Marietta, Cobb County, Georgia on behalf of our client which provided cleaning and turn-key services on construction projects;
  • Our client, a general contractor had a materialmen’s lien placed against its project located in Stone Mountain in DeKalb County, Georgia; we have helped the general contractor bond off the lien and we are pursuing several avenues to make sure that the project finishes successfully;
  • A home owner in DeKalb County, Georgia has had difficulty obtaining re-financing due to a mechanics and materialmen’s lien which was placed against his residence; we are working to dissolve the lien on his behalf;
  • We filed a supplier’s lien in Houston County, Georgia which resulting in a negotiated settlement in favor of our client; consequently, we have canceled the lien and dismissed the pending lien foreclosure action;
  • A client who had signed an interim lien waiver, but had not been paid was approaching the 60 day deadline to file an Affidavit of Nonpayment; thus, we prepared and filed the affidavit in Decatur, DeKalb County, Georgia;
  • On behalf of a client who provided demolition and hauling services on a public project, we made a claim against the project’s payment bond for the amount past due on a project located in Marietta, Cobb County, Georgia;
  • On behalf of a third-tier subcontractor, we made a payment bond claim against DeKalb County, Georgia for non-payment on a public works project;
  • After filing a garnishment action in Richmond County, Georgia, we recovered the full principal debt, plus accrued interest and attorney’s fees which had been awarded to our client, a material supplier, in by the State Court of Cobb County, Georgia;
  • On behalf of a prime contractor, we filed a Notice of Commencement on an apartment project located in McDonough, Henry County, Georgia;
  • Our client, a general contractor began working on a renovation of an apartment complex in Rome, Floyd County, Georgia and we filed a Notice of Commencement on their behalf;
  • Our client holds a judgment lien against a debtor living in Albany, Dougherty County, Georgia, and we served him with post-judgment discovery in an effort to locate assets;
  • After negotiating payment with the real property owner, we cancelled a mechanics and materialmen’s lien which we had previously filed in Hart County, Georgia on behalf of our client a supplier or building materials;
  • We represent a home owner’s association in Cobb County, Georgia; on their behalf, we filed 14 HOA liens (statutory liens) in order to help them enforce and collect their past due assessments and association fees;

  • we filed a Notice of Commencement on a new construction project located in Albany, Dougherty County, Georgia;
  • we successfully negotiated a payment bond claim which we had filed on behalf of our client; the claim resulted from an unpaid debt on a Fort Gordon project located in Augusta (Richmond County), Georgia; we filed suit in Chatham County, Georgia but we were able to resolve all of the outstanding issues before the debtor or the surety had to file their answers to our lawsuit;
  • on behalf of our client, a construction material supplier, we began foreclosure proceedings against a DeKalb County, GA mechanic’s lien which we had previously filed; we are pleased to report that payment in full (including interest and attorney fees!) was collected;
  • we settled a lawsuit which we filed in Atlanta to enforce a payment bond claim against a surety, our client’s customer and a personal guarantee; our client, a heavy-equipment supplier received over 80% of the money they were due;
  • we served a defendants on an out-of-state Tribal Reservation in a matter pending in Muskogee County, Georgia;
  • we filed a Georgia Mechanic’s and Materialmen’s Claim of Lien in Marietta, Cobb County, Georgia on behalf of a client who supplier debris removal services on a construction site;
  • we received payment in full for a Materialmen’s lien which we had filed in Savannah, Georgia; after executing the proper lien waivers and releases, we cancelled our Chatham County, lien;
  • we sent multiples Notices of Owners (NTO) to projects located in Fulton County, Cobb County, Bibb County and Richmond County, GA;
  • we filed a Notice of Commencement on behalf of a general contractor starting a new project in Decatur, Georgia (DeKalb County),  and we filed a second Notice of Commencement on behalf of the same general contractor in Cobb County, Georgia;
  • our client, a supplier on a construction project, has received almost 100% of his claim, and we were able to cancel the Claim of Lien which we had filed on their behalf in Franklin County;
